STAGE 1: BUILDING MATERIALS TO LOCK-UP

1. Wall Frames and Trusses

  • H2 termite resistant pine wall frames and trusses, kiln-dried, with detailed instructions on each set of working drawings (Australian mainland only).
  • Fully assembled engineer-designed frames and trusses, kiln-dried.
  • Easy-to-read frame and truss layout plans.
  • Ceiling height 2.7m (9ft) unless otherwise stated.
  • Roof pitch generally 25° unless otherwise stated, however, Pavilion rooflines are 35° and Chalets 45° (refer plans).
  • All frames and trusses individually numbered to be read with layout plans.
  • All metal angle, sheet bracing and truss tie-down fixings.
  • 2nd floor joists, particle board flooring, treated pine decking to verandas and timber picket balustrade to upper deck of two-storey designs.

2. Wall and Truss Erection

  • We offer a service in certain areas to erect the wall frames and install the roof trusses, bracing, window and door frames in your reproduction period home.
  • Optional: Increase internal ceiling height to 3m (10ft) Use our exclusive Period High Wall System to increase external walls to 3m (10ft) or 3.6m (12ft) Increase roof pitch to 35°-45°

3. Roofing

  • Select from the full colour range of corrugated Colorbond metal roofing.
  • Sisalation, roll-top ridge, barges, roof battens and fixings.
  • Colorbond old-style quad guttering, fascia with zincalume or Colorbond downpipes.

4. Veranda

  • Skillion veranda/s at 5° pitch as shown on the plan.
  • H2 treated-pine veranda posts, face beams. Waling plates, rafters and battens plus post stirrups and post bolts.
  • Colorbond roof, screws, wall flashings and fixings.
  • Optional:
    Add verandas where not shown on plan
    Make verandas wider than shown on plan
    Bullnose or concave roofing
    Turned and fluted posts
    Timber post brackets
    Victorian lacework, frieze and corners

5. Cladding

  • Weathertex Federation smooth weatherboards or bricks.

6. Windows

  • Powder-coated fully glazed aluminium windows to all states.
  • Premium quality timber to Vic, SA, NSW and Tas only.
  • Optional:
    Double-hung (sash) windows, casements and highlights with leadlights over windows to complete your reproduction period home.
    Colonial bars.
    Double glazing.
    Change front and side bay windows to gable-ended Federation style windows.

7. Doors and Frames

  • All external entrance swing doors are solid timber with a timber frame.
  • Clear glass sidelights and/or highlights to entry door as per plan.
  • French doors are timber with solid brass 'hidden' security slide bolts where shown on plan.
  • Lockwood Sentinel keyed-alike entrance sets.
  • Optional:
    Aluminium French doors.
    Sliding aluminium 'stacker' doors.
    Folding (bi-fold) patio café doors.
    6-light Colonial, 2-light Victorian or Federation glass and timber panels to lower sections of doors to complete your reproduction mperiod home>

8. Plans and Specifications

  • Ample sets of detailed plans to submit for a Building Permit.
  • Engineering specifications and computations plus standard slab design for M class soil.
  • Stump, bearer and joist layout (if required).
  • Optional:
    Add carport or garage, attached or stand-alone, where not shown on plan

STAGE 4: BUILDING MATERIALS FOR FLOORING PACKAGE
(Price on application)

1. Sub-floor

  • Treated-pine timber bearers and joists.
  • General purpose Yellow Tongue (particle board) with construction adhesive.
  • Optional: Tongue and Groove pine/hardwood flooring to be laid over particle board

2. Decking

  • Treated-pine bearers, joists, waling plate, post perimeter beam and decking.

WHAT'S NOT INCLUDED

  • Soil report, topography.
  • Engineer-designed slab or footings design.
  • Energy rating other than for Victoria.
  • Electrical wiring or fittings.
  • Plumbing pipe work or fittings.
  • Slab, flooring or sub-floor.
  • External or internal stairs, steps or landings.
  • Paint.
  • Fixings, nails, screws or bolts unless nominated in Stages.
  • Wall or floor tiles.
  • Floor coverings.
  • Shower screens or mirrors.
  • Any form of labour.
  • Stumps for house and/or veranda as each site may vary in height due to topography.
